How do I know if my water heater needs repair or replacement?
Age is the biggest factor. If your tank is under 8 years old and has a repairable component failure — heating element, thermocouple, thermostat — repair almost always makes financial sense. If the tank is over 12 years old, has an actively leaking tank body, or has had multiple failures in the past few years, replacement is usually the smarter investment. How long do water heaters typically last in Ogden?

My water has a rotten egg smell. Is that a water heater problem?
Usually yes. That sulfur smell is produced when sulfate-reducing bacteria react with the magnesium anode rod inside the tank. It’s common in areas with high-sulfate water. The fix is typically replacing the magnesium anode with an aluminum/zinc rod and flushing and disinfecting the tank. This is a repair, not a replacement situation.
