Water Heater Repair in Ogden, Utah

Authorized service for Rheem, Bradford White, AO Smith — we repair all brands, not just sell replacements

Most plumbers will look at a water heater problem and quote you a new unit. At Mike Bachman Plumbing, we diagnose first. Many water heater failures — a failed heating element, a faulty thermostat, a burnt-out pilot assembly, a depleted anode rod — are straightforward repairs that cost a fraction of replacement and extend the life of a tank that has years of service left. We’ve been repairing water heaters in Ogden homes since long before they were a disposable appliance.

Northern Utah’s water is exceptionally hard. The Great Salt Lake basin delivers some of the most mineral-heavy tap water in the country, and that calcium and magnesium load takes a real toll on water heaters. We see it constantly: tanks that should last 10–12 years failing at 7 because of sediment buildup that went unaddressed, anode rods that dissolved years ahead of schedule, pressure relief valves that corroded prematurely. Understanding how hard water accelerates wear is part of how we diagnose — and part of how we help you get more life out of the unit you have.

No hot water diagnosis

We identify whether the problem is a failed heating element (electric), pilot assembly or thermocouple (gas), tripped high-limit switch, or a failed thermostat — and repair the specific component rather than guessing.

Anode rod replacement

The sacrificial anode rod protects your tank’s steel lining from corrosion.

Sediment flush and buildup removal

Hard water sediment settles at the bottom of the tank, insulating the burner, reducing efficiency, and causing the rumbling and popping sounds many Ogden homeowners hear.

Thermostat and temperature issues

Water that’s too cold, scalding hot, or inconsistent usually points to a faulty thermostat or a cross-connection in the plumbing.

Honest Diagnosis and Professional Service

We don’t lead with a replacement quote. A technician will diagnose the actual cause of failure and tell you honestly whether repair or replacement makes more financial sense given the unit’s age and condition.

How do I know if my water heater needs repair or replacement?

Age is the biggest factor. If your tank is under 8 years old and has a repairable component failure — heating element, thermocouple, thermostat — repair almost always makes financial sense. If the tank is over 12 years old, has an actively leaking tank body, or has had multiple failures in the past few years, replacement is usually the smarter investment. We’ll give you a straight answer on which situation you’re in.

How long do water heaters typically last in Ogden?

A conventional tank water heater is rated for 8–12 years. In Ogden and Northern Utah, hard water can cut that to 7–9 years without proper maintenance — specifically, annual sediment flushing and anode rod replacement every 3–5 years depending on water hardness. With good maintenance, some tanks reach 15 years. We can inspect your unit and give you a realistic remaining lifespan estimate.

Why is my water heater making a rumbling or popping noise?

That sound is almost always sediment. Hard water minerals settle out of solution and accumulate at the bottom of the tank. The burner heats the water trapped under the sediment layer, and it boils and pops. A thorough flush usually resolves it. Left unaddressed, heavy sediment insulates the burner, causes overheating, and shortens tank life significantly.

Can you repair any brand of water heater?

Yes. We are authorized service providers for Rheem, Bradford White, and AO Smith, but we repair all residential water heater brands. If your unit is under warranty, we can perform warranty-covered repairs using OEM parts.

Do you offer same-day water heater repair?

We prioritize water heater calls and offer same-day service based on technician availability. Call (801) 627-5953 as early in the day as possible to get on that day’s schedule. Emergency after-hours calls are also handled 24/7.

My water has a rotten egg smell. Is that a water heater problem?

Usually yes. That sulfur smell is produced when sulfate-reducing bacteria react with the magnesium anode rod inside the tank. It’s common in areas with high-sulfate water. The fix is typically replacing the magnesium anode with an aluminum/zinc rod and flushing and disinfecting the tank. This is a repair, not a replacement situation.
